I'm hoping someone here has a bit of experience with copyright.

I made this little game and someone wants to mod it. I want to send him the 3D assets but I only want him to use them for my game. And I don't want him to be able to claim and of the game's IP.

What kind of licensing info should I have or what kind of contract should he have to agree to before I send him the assets?

I wouldn't send game assets to anyone. You're just asking to be ripped off here if you do.
